What are the benefits of buying from a reputable builder?

What are the advantages of buying a condo on paper?
Buying a condo on paper means that you make a deposit on a unit that is not built and that you accept the unit as shown on the plans and the specifications by the sales representative. There are many advantages to buying a condo on paper. First of all, you have access to a greater selection of models. You can also modify the plans and add extras to your condo (extras conforming to the Building Code). Finally, you have greater leeway in the selection of finishes (floors, counters, cabinets, etc.)

Are there risks in buying on paper?
If you choose a well-reputed builder who offers a warranty program, such as the programs of the Association provinciale des constructeurs d’habitations du Québec (APCHQ) or the Association de la construction du Québec (ACQ), the risks are very small. Samcon has a well established reputation and builds hundreds of residences annually. Samcon holds a “Palme platine” from APCHQ, which certifies that the builder has maintained a 97% level of satisfaction for more than 17 years.

Can I cancel my preliminary contract?
Yes, you can make your offer conditional to the sale of a property you own. If another buyer makes an offer on the same unit however, the seller may impose a 72-hour delay to cancel the condition. If you sell your property but wish to cancel your offer on a condo, the same conditions apply as for a non conditional offer. (See previous question).

Do I have to do business with the financial institution recommended for the project?
There are many advantages in working with the financial institutions recommended by the builder. Firstly, the interest rate is guaranteed for a period of up to 18 months. The rate will not increase during this period; should the bank rate decrease, your interest rate will decrease accordingly. You also benefit from rebates afforded to the builder. Also, these institutions are recognized by Samcon and know the projects well.

Is the area indicated on the plans net or gross?
The measures indicated on the sales documents are always gross, which means that they are taken from the exterior wall to the middle of the mitoyen wall and to the exterior wall of the corridors.

What is the difference between a “brick and wood” and a “concrete” project?
Their structure differs. A “brick and wood” project has a wood structure. Buildings of four storeys or less are usually of this type while high rise buildings have a concrete structure.

What is the level of sound-proofing?
Thanks to the expertise of our partners and the cooperation of an acoustics specialist, the level of sound proofing in Samcon projects exceeds industry standards. Soundproofing can not completely absorb however the bass vibrations of a sound system or the footsteps of individuals running down staircases.

Are lights included?
Your condo will be delivered with standard ceramic installations.

Can I visit my condo during construction?
Yes, you may visit your condo during construction. In order to do so, please notify your Samcon sales representative who must accompany you on the site during your visit. One of our site specialists will also guide you during the visit in order to assure your security.

How are finishes chosen?
Samcon gives you the opportunity to meet with design specialists at the Samcon Design Centre. They will go over the electrical plan with you and guide you in the choice of finishes that will customize your new condo(choices must conform to the Building Code).

Are there fees if I change my finishing choices?
If you wish to modify the choices you made at the Samcon Design Centre, administrative fees of $500 will be charged. If the changes affect the delivery date, additional interest fees may be charged.

What if there is a delay in the delivery of my condo?
If there is a delay in delivery, we will inform you four to six months prior to the delivery date. Following this notice, you may cancel your preliminary contract and obtain a full reimbursement of your deposit. You may also accept the new date without penalty. If we do not deliver your unit on time (without prior notice), you will be compensated according to rules set by APCHQ.

Why do I have to sign with the Samcon notary?
The notary recommended by Samcon is the only one who has the condominium declaration for the project. He will remit this agreement upon signing of the deed.

Where can I find the condominium regulations?
As a condo owner, your monthly condo fees cover the maintenance of the building, i.e. insurance, electricity and maintenance of common spaces (corridors, entrance, stairs, elevators, etc.), the maintenance of green spaces, snow removal, administration and the creation of a contingency fund.

How are condo fees calculated?
A budget is drawn to cover the maintenance of the building, the common spaces, the green spaces and the services offered on the project (safety, recreation installations, for example, etc.). Total costs are then divided by the living space, i.e. the area occupied by condos. Condo fees therefore reflect the area of your unit.

Can I start decorating my condo before signing at the notary’s office?
A budget is drawn to cover the maintenance of the building, the common spaces, the green spaces and the services offered on the project (safety, recreation installations, for example, etc.). Total costs are then divided by the living space, i.e. the area occupied by condos. Condo fees therefore reflect the area of your unit.

Can I start decorating my condo before signing at the notary’s office?
You become the official owner of your condo after meeting with the notary and completing all the required documents. Prior to that, Samcon remains the sole proprietor of the units. Since Samcon is liable before the signing of the deed, you can not start to paint or move furniture in your unit before meeting with the notary.

Should I get insurance on my condo?
Condo insurance does not protect your personal belongings. As in the case of a house, we recommend that you purchase liability insurance and that you protect your belongings.

Can I install a dish for pay TV?
All our projects have a common dish that serves all condo owners. All the units are equipped with cable. There is therefore no need to install a dish to receive pay TV services.

Do you have Customer Care services?
We have complete and professional client services. We use one of the best programs for customer service management in order to ensure the follow-up on all information and service requests we receive. Our customer care team follows your requests from the time of your call to the completion of the work. They will remain in contact with you during your first year as a new condo owner in order to ensure your complete satisfaction.
